Job Purpose Paragraph

This position is responsible for managing and coordinating the entire construction process from start to finish of each project.  The Sr. Project Manager performs a key role in project planning, budgeting, identifying the resources needed, contractual requirement, Purchase orders, logs and various other responsibilities as they arise.  Will be expected to create the team, develop the objectives/goals of each, manage insurance, quality of performed work, and assign individual responsibilities.  Project accounting functions include managing the budget, tracking team expenses and managing exposure and risk in the project.  Must be able to ensure that construction activities move according to a predetermined schedule.  Devise the project work plans and make revisions as and when the need arises.

Job Duties and Responsibilities

Project Leadership & Client Management

  • Represent 3i in all interactions with clients, architects, engineers, subcontractors, and internal stakeholders.
  • Serve as the primary point of contact for project owners and consultants.
  • Lead project team and provide direction to field supervision, subcontractors, and vendors.
  • Facilitate and lead Owner-Architect-Contractor (OAC) meetings and other project coordination meetings.
  • Communicate project status, risks, and milestones to internal leadership and project stakeholders.
  • Serve as the subject matter expert on project scope, contract requirements, and technical documentation.
  • Lead and manage multiple projects and team members. 

Project Planning & Execution

  • Develop and maintain project schedules to ensure timely completion of project milestones.
  • Identify potential risks and develop mitigation strategies.
  • Coordinate project activities to ensure alignment with project objectives and contractual obligations.
  • Ensure construction activities adhere to project schedule and quality standards.
  • Develop and adjust project work plans to respond to changing project conditions.

Financial Management & Contract Administration

  • Monitor project budgets and manage financial performance throughout the project lifecycle.
  • Monitor project costs, cash flow, and financial risk exposure.
  • Review, finalize, and submit monthly payment applications.
  • Prepare and manage potential change orders (PCOs) and change orders (COs).
  • Manage subcontractor contracts, purchase orders, and project procurement activities.
  • Review and process subcontractor payment applications and lien releases.
  • Ensure subcontractor insurance compliance and coordinate project insurance requirements.

Documentation & Project Controls

  • Maintain and manage project documentation including RFIs, change orders, submittals, and contract logs.
  • Review and respond to RFIs and coordinate resolution with design teams.
  • Receive, review, and track submittals to ensure timely approval.
  • Manage document control processes using project management software.
  • Prepare and report project Key Performance Indicators (KPIs).
  • Build and lead project teams, define project objectives, and assign responsibilities to ensure successful project delivery.
  • Track project expenditures and monitor financial performance against the project budget.
  • Maintain and manage project logs including RFIs, Submittals, Change Orders, and procurement tracking.

Quality Control & Compliance

  • Conduct constructability reviews and support preconstruction planning.
  • Perform quality control inspections to ensure compliance with project plans and specifications.
  • Oversee project permitting processes and regulatory compliance.
  • Ensure project documentation including manuals, warranties, and as-built drawings are delivered at project completion.
  • Identify and manage project risks, including financial exposure and contractual obligations.

Project Closeout

  • Coordinate final inspections and punch list completion.
  • Manage project closeout activities including final documentation, warranties, and owner training.
  • Ensure successful project turnover to the owner.

Technical Skills Requirements

  • OSHA 30 Certification preferred
  • Procore project management software expertise
  • Bluebeam experience
  • Ability to read and interpret construction drawings and specifications
  • Microsoft Office Suite proficiency including MSP
  • Strong understanding of construction contracts and construction law
  • Strong presentation and reporting skills
  • Excellent written and verbal communication abilities

Qualifications

  • 10+ years of relevant construction project management experience
  • Experience managing commercial construction projects from start to finish
  • Bachelor’s degree in Construction Management, Engineering, or a related field preferred but not required
  • Proven ability to manage multiple projects simultaneously in a fast-paced environment
  • Strong leadership, decision-making, and problem-solving skills
  • Exceptional organizational and time management abilities
  • Ability to build relationships with clients, consultants, and trade partners
  • Strong attention to detail and commitment to quality
