Senior Estimator / Preconstruction Manager

3i is seeking an experienced Senior Estimator / Preconstruction Manager to lead estimating and preconstruction efforts for our construction projects. This role is responsible for preparing accurate cost estimates, developing bid strategies, and managing the preconstruction process from conceptual design through project award. This role plays a critical part in helping 3i secure profitable projects through strategic estimating, strong subcontractor relationships, and creative preconstruction solutions.

The ideal candidate is a strategic thinker and collaborative leader who can manage multiple pursuits while maintaining strong relationships with clients, architects, and subcontractors. This position plays a critical role in helping 3i win profitable work and deliver exceptional results for our clients.

Key Responsibilities

Estimating and Preconstruction

  • Prepare detailed cost estimates, quantity takeoffs, and pricing for labor, materials, and equipment.
  • Analyze drawings, specifications, and project documentation to develop accurate project budgets.
  • Develop conceptual, schematic, and detailed estimates throughout the design process.
  • Prepare bid qualifications, assumptions, and scope clarifications.
  • Perform cost comparisons and reconcile estimates with previous project data.
  • Monitor estimated costs versus actual costs during project execution.

Subcontractor & Vendor Management

  • Manage the subcontractor solicitation process, including identifying bidders, issuing invitations, and evaluating proposals.
  • Lead scope review meetings with subcontractors and develop comprehensive bid strategies.
  • Expand and maintain a strong network of subcontractors and trade partners.
  • Support minority subcontractor and supplier participation to meet project and corporate goals.

Project Strategy & Risk Management

  • Participate in client presentations and project interviews.
  • Identify project risks and develop strategies to mitigate them during the bidding process.
  • Assist in preparing preliminary project schedules.
  • Conduct site visits to evaluate conditions and constructability challenges.
  • Review bid documents and support contract and risk management during the bidding process.

Leadership & Collaboration

  • Supervise and mentor junior estimators.
  • Support continuous improvement of estimating processes and tools.
  • Coordinate handoff of awarded projects to the construction project team.
  • Provide estimating support during the construction phase as needed

 Minimum Qualifications:

  • 10–15 years of construction estimating or cost control experience, including significant field experience.
  • Bachelor’s degree in Construction Management, Engineering, or a related field preferred.
  • Proven ability to manage multiple bids and pursuits simultaneously.
  • Strong knowledge of construction drawings, specifications, and project delivery methods.
  • Experience with conceptual, detailed, and self-perform estimating.
